Free Guide to Moving to Mexico: Visa and Housing Information
Understanding Mexican Visa Types and Requirements
Mexico offers several visa categories designed for different purposes and lengths of stay. The type of visa you need depends on why you're moving to Mexico and how long you plan to stay. Understanding these categories helps you determine which path matches your situation.

The most common visa for people relocating to Mexico is the Temporary Resident visa, valid for up to four years. This visa requires proof of economic solvency—meaning you must demonstrate you have sufficient income or savings to support yourself without working in Mexico. As of 2024, the minimum requirement is approximately 2,700 USD per month in income or about 42,000 USD in savings, though these amounts adjust annually. You'll need to provide bank statements, proof of pension income, or investment documentation to meet this requirement.
Another option is the Temporary Resident visa for remote workers, which became available in recent years. This category recognizes that many people work remotely for companies outside Mexico. The income thresholds are similar to the standard Temporary Resident visa. Remote workers must show they work for a foreign company or maintain clients outside Mexico.
The Permanent Resident visa represents a longer-term commitment. You can pursue this path if you've held a Temporary Resident visa for four consecutive years, or if you meet specific criteria like being retired with substantial income, being a Mexican national's spouse, or having Mexican children. The economic requirements for Permanent Resident status are higher than Temporary Resident status.
Some people initially enter Mexico on a tourist permit (FMM—Forma Migratoria Múltiple), which allows stays of up to 180 days without a visa. However, this doesn't permit work and isn't intended as a path to residency. If you're planning to move permanently or semi-permanently, you'll want to obtain a proper visa before or shortly after arrival.
Practical takeaway: Before moving, identify which visa category fits your situation, then gather the specific financial documentation your nearest Mexican consulate requires. Contact the consulate where you plan to apply at least two months before your intended move date to understand current requirements and processing times.
The Visa Application Process and Timeline
The process of obtaining a Mexican visa involves several steps and typically takes between 4 to 8 weeks from start to finish. Understanding the timeline and sequence helps you plan your move effectively.

The first step is gathering documentation. You'll need a valid passport (with at least six months validity remaining), proof of economic solvency, a clean criminal record certificate from your home country, and proof of where you'll be living in Mexico (such as a rental contract or property deed). You may also need a medical certificate showing you're free from certain diseases. Birth certificates, marriage certificates, or divorce decrees may be required depending on your personal situation. Gather originals and certified copies—many consulates require documents to be officially certified or apostilled.
Next, you'll schedule a consulate appointment. You cannot simply walk in; consulates require appointments scheduled in advance through their websites or phone lines. Wait times for appointments vary by location, ranging from two weeks to two months. This is why starting the process early matters. Some consulates now offer online document submission systems, which can reduce in-person visit requirements.
During your consulate appointment, an officer reviews your documentation, asks questions about your plans in Mexico, and may ask to see your bank accounts or proof of funds. They're assessing whether you genuinely meet the requirements and whether you intend to comply with visa conditions. The interview typically lasts 15 to 30 minutes.
After your appointment, the consulate processes your case. This usually takes 3 to 4 weeks. Some consulates allow you to return to collect your passport, while others mail it to you. Once approved, your visa is stamped in your passport.
Upon arrival in Mexico, you must register with Mexican immigration within 30 days if you hold a Temporary Resident visa. You'll receive a migration card (Tarjeta de Residente Temporal) at the airport or through a local immigration office. This card serves as proof of your legal status and is essential for opening bank accounts, renting property, and other transactions.
Practical takeaway: Create a document checklist specific to your consulate, schedule your appointment as soon as windows open, and plan for the consulate to take 4 to 8 weeks from appointment to approval. Start this process 3 months before your intended move date.
Finding and Renting Housing in Mexico
Finding a place to live in Mexico requires research, patience, and understanding how the rental market works. Housing costs vary dramatically depending on location, with major cities like Mexico City and Playa del Carmen commanding higher prices than smaller towns.

Popular online platforms for finding rentals include Inmuebles24, Vivanuncios, Airbnb (for long-term rentals), and Facebook groups dedicated to expat housing in specific cities. Local real estate agencies (inmobiliarias) also handle rentals and can provide personalized service, though they typically charge a commission. Many expats find their first homes through online searches, then work with local agents once in Mexico to find better deals and avoid scams.
Rental prices reflect location and amenities. In Mexico City, a one-bedroom apartment in an expat-friendly neighborhood like Roma or Condesa costs between 800 to 1,500 USD monthly. In smaller cities like San Miguel de Allende or Oaxaca, comparable apartments rent for 400 to 800 USD. Beach towns like Playa del Carmen fall in the middle, around 700 to 1,200 USD for one-bedroom units. These are general ranges; specific prices vary by exact neighborhood and apartment condition.
Before signing a lease, inspect the property thoroughly. Check water pressure, electricity function, appliance condition, and whether the building has common amenities like security or parking. Take photos and videos. Request written documentation of what's included (furniture, appliances, utilities). Understand whether utilities are included in rent or billed separately.
Rental agreements typically require a security deposit (usually equal to one month's rent) and proof of income. Landlords often request proof that you can cover rent—this is where your visa documentation showing economic solvency becomes useful. Leases are typically negotiated for 1-year terms, though month-to-month arrangements exist in tourist areas.
Common issues to understand: Many landlords expect rent paid in cash or bank transfer; formal receipts (recibos) should always be requested. Property taxes and maintenance fees (in condominiums) may be separate from rent. Utilities are typically not included and can cost 50 to 150 USD monthly depending on usage and season. Renter's insurance is uncommon but worth considering for valuable belongings.
Practical takeaway: Before committing to a rental agreement, visit the property in person, request a detailed written lease, confirm utilities' cost structure, ensure you receive written payment receipts, and consider renting short-term for your first month while you explore neighborhoods.
Neighborhoods and Cities to Consider
Mexico's diversity means vastly different living experiences depending on which city or neighborhood you choose. Understanding your options helps match your lifestyle preferences with realistic costs and communities.

Mexico City, the capital, attracts the most international residents. Neighborhoods like Condesa, Roma, Polanco, and San Ángel offer urban amenities, restaurants, cultural institutions, and vibrant nightlife. These areas have excellent public transportation via subway. Costs are higher than other Mexican cities but remain affordable compared to major U.S. or European cities. The city experiences traffic congestion, occasional air quality issues, and a fast-paced environment. For retirees or those seeking a quieter pace, neighborhoods like Coyoacán offer more residential character while remaining central.
Playa del Carmen and coastal areas attract people seeking beach lifestyles and tourist infrastructure. These towns have many English speakers, international restaurants, and water activities. The tradeoff is higher costs, hurricane season (June through November), humidity, and a transient expat population. The permanent community is smaller than in Mexico City.
San Miguel de Allende, in central Mexico, has become a popular destination for artists and retirees. It offers colonial architecture, cultural events, a strong expat community, and lower costs than major cities. The high altitude means cooler temperatures year-round. The town is compact and walkable. However, it's become increasingly expensive as expat presence has grown, and some locals have expressed concerns about gentrification.
